London Mortgage Questions, Answered

London buyers tend to run into lender rules that never come up outside the capital. Below are the questions we are asked most across the city, from first purchases through to remortgaging.

Can I get a mortgage on an ex local authority flat in London?

Often, but from a narrower list of lenders. Former council flats make up a sizeable share of London stock, and boroughs such as Islington, Hackney and Southwark carry a particularly high proportion of it. Lenders apply their own rules on block size, the number of storeys, deck access and how many flats in the building are privately owned. Specialist lenders are usually more comfortable with them than the high street.

Do service charges affect how much I can borrow in London?

Yes, and more than most people expect. Service charges and ground rent count as committed monthly outgoings, so a high charge on a leasehold flat directly reduces what a lender will advance. On some London blocks that difference runs into tens of thousands. It is worth checking what you could borrow with the actual charge included rather than without it.

Can I borrow more than a million pounds for a London property?

Yes, though above that level lending is assessed differently. Large loan mortgages are usually underwritten individually rather than by a standard calculator, and lenders look closely at how income is made up. That matters in London, where bonuses and other variable income often form a large share of a package.

Do I need a London based mortgage broker?

No. Lenders work nationally and the application is identical wherever your adviser sits, so a local office makes no practical difference to the outcome. Our advice is also fee-free for every client, with the lender paying us on completion.
