At Lansdown Financial Services, we provide you with clear, honest, professional mortgage advice. We keep the jargon to ourselves, and ensure you understand everything, every step of the way.

Why should I use a mortgage adviser?

Finding the cheapest and most suitable deal can take hours, if not days, and there is no guarantee you will end up with the right product or be accepted by the lender. Our experts will take the time to understand your circumstances and what you are looking to achieve, and then get to work to find the most suitable deal that you qualify for. Once you are happy we will then do all the leg work for you with the lender right through to receiving your mortgage offer.

How many lenders and products can you access?

We have access to over 70 banks and building societies, which is thousands and thousands of products at any given moment. With our market leading technology, we will search through ALL of these as part of your enquiry to ensure you receive the very best advice.

How can you offer free advice?

All mortgage brokers receive payment from the lender for arranging your mortgage. Where we are different is that we never charge you a fee for our advice or service. Many people say that we are selling ourselves short, but we believe our expert advice should be available to all and that’s why our directors decided not to charge a fee.

What other services can you offer?

Whilst we are specialise at arranging mortgages, we are also experts in providing advice on insurance, including life and critical illness cover and potentially writing these into a trust, as well as buildings and contents insurance. We can also help you arrange a more in depth survey on the property you are purchasing, ensure you chose the right conveyancer and even refer you to our trusted partners for Will advice.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Case Studies

The Story

A high-earning surgeon approached Lansdown Financial looking to secure an £825,000 mortgage to purchase a new family home valued at £1.175 million, representing approximately 70% loan-to-value (LTV).

Although the client had a strong overall income, their earnings came from several different sources, including an NHS salary, private medical practice, rental income and investment returns. They needed a mortgage lender who could consider their full financial circumstances, particularly as significant private school fee commitments were impacting their mortgage affordability.

The Challenge

Despite the client’s substantial earnings, securing the required mortgage proved challenging due to the complexity of their income and existing financial commitments.

Many high street lenders apply restrictions to income from private medical work, rental properties and investments, while also factoring private school fees into affordability calculations. This combination significantly reduced the client’s borrowing capacity with conventional lenders, despite their strong overall financial position.

Our challenge was to identify a lender who could take a more comprehensive approach to affordability, recognising the client’s multiple income streams while appropriately assessing their ongoing school fee commitments.

The Solution

Lansdown Financial took a tailored approach, carefully reviewing the client’s multiple income sources, existing financial commitments and overall financial position to identify a lender whose affordability criteria were better suited to their circumstances.

By liaising directly with mortgage underwriters at several specialist lenders, we were able to identify a lender willing to take a more comprehensive approach to affordability, considering income from NHS employment, private medical practice, rental properties and investments, while accommodating the client’s significant private school fee commitments.

Through this proactive approach and our excellent lender relationships, we successfully secured the required £825,000 mortgage at approximately 70% LTV on competitive terms, enabling the client to purchase their £1.175 million family home despite the complexities of their income and financial commitments.
