Case Studies

The Story

A successful Liquefied Natural Gas (LNG) trader working for a London-based energy trading firm approached Lansdown Financial looking to secure a £3.25 million mortgage to purchase a £4.45 million main residence in London, representing approximately 73% loan-to-value (LTV).

The client received a substantial remuneration package comprising a basic salary, significant annual cash bonuses and deferred income. Having identified a desirable chain-free property, they needed to move quickly to secure the purchase and required a mortgage lender capable of accommodating their complex income structure and tight timescales.

The Challenge

Securing a high-value mortgage for an energy trader can be particularly challenging when a significant proportion of their remuneration comes from substantial cash bonuses and deferred income rather than a traditional fixed salary. Their total renumeration had also increased considerably within the last 18 months.

Many high street lenders apply restrictions to variable bonus income and may be unwilling to consider deferred remuneration when assessing mortgage affordability. Combined with the £3.25 million borrowing requirement and the need to move quickly on a chain-free property, the client’s mortgage options were significantly restricted.

Our challenge was to identify a lender willing to take a comprehensive view of the client’s financial position, recognising their salary, cash bonuses and deferred income while providing the flexibility and responsiveness required to meet the purchase timescales.

The Solution

Lansdown Financial took a bespoke approach, carefully reviewing the client’s remuneration structure, historical bonus payments, deferred income arrangements and overall financial position to identify private banks and specialist lenders whose criteria were best suited to their circumstances.

By leveraging our established relationships and direct contacts within private banks, we were able to engage directly with senior lending teams and underwriters, ensuring the client’s complex income structure could be assessed efficiently and the application progressed without unnecessary delays.

Through our specialist private banking relationships and proactive approach, we successfully secured the required £3.25 million mortgage at approximately 73% LTV on competitive terms, enabling the client to move quickly and proceed with the purchase of their £4.45 million main residence in London.

Understanding High Net Worth Mortgages

Larger and high net worth mortgage requirements can involve more complex income, assets and lending criteria. We’ll help you understand your options, from mainstream lenders to specialist and private banking solutions, particularly where income or financial arrangements are more complex.

Complex income arrangements

Many high street banks have rigid criteria around what income they will accept, with very little room for manoeuvre outside of this. We understand that clients may have complex income structures, such as through trusts, investments or foreign income, or fluctuating income through large bonuses, variable pay, RSU income and self employed income. All our brokers have significant experience and will take time to understand your circumstances and income, ensuring we find the right solution for you.

High loan to value (LTV) mortgages

Many high street banks will require a 20 – 25% deposit or greater to consider lending above £1.0m. We have access to lenders who can provide bespoke solutions and offer mortgages above £1.0m with just a 5% deposit.

Interest only options

Interest only mortgages will often be good solution for wealthier individuals with significant investments, assets or income streams. With many private banks we will be able to structure a solution for you outside of what is available on the high street (if required), as many of these banks will cap their interest only lending proposition at 50% of the value of your property.

Your ability to repay the interest only debt will be scrutinised, but if you have assets available or current or future income streams such as RSU, stocks or bonuses, then structuring your mortgage on an interest only basis will certainly be an option.

Buy to Let

Regardless of whether you are a first time landlord or have a large portfolio of properties, obtaining a buy to let mortgage can be complex and confusing. Lenders have varying criteria and rules, and ensuring you tick every box can be a nightmare.

Fortunately, our advisers have a wealth of experience in buy to let mortgages having advised in this area for many years and owned their own buy to let properties as well.

Your home may be repossessed if you do not keep up repayments on your mortgage.
